The Los Miradores development has existed since 2005. Common areas, roads and infrastructure have have existed since 2006. Los Miradores is located north of downtown San Juan del Sur with ocean view to Nacascolo beach. The development currently has 31 lots, with 13 houses built or under construction. They are in the price range of U$40,000 to U$60,000. The onsite water system stores water in a cistern at the bottom of the development. Water then pumps to the top of the hill and fill the individually tanks three to four times a week using a gravity flow system. Each owner is responsible for his tanks and for any lines from his water meter to his property or home. Water costs are U$3 per cubic meter.
